With the housing market continuing on an upward trend, finding your dream home can be a challenge. Real estate agents state that lack of stock is their main challenge. But new homes are coming on the market and providing homebuyers with plenty of options to find the perfect fit for their families. Check out the myriad options in the following pages to discover your dream home.


HAYHOE HOMES

A presentation centre, recently unveiled by Hayhoe Homes in phase three of its St. Thomas Orchard Park South community, features some distinctive highlights.

The Carson is a farmhouse-inspired two-storey home, says design and marketing assistant Shale Holden. The two-storey great room, with vaulted ceiling, showcases a floor-to-ceiling stacked stone fireplace. In the adjacent kitchen, walnut accents on the island base and stove hood advance the farmhouse ambiance and provide contrast for the white-and-grey decor. The kitchen also features a deep farm-style sink and walk-in pantry.

The main floor includes an expansive foyer, a front office/den and laundry/mudroom behind the two-car garage. On the upper level, a comfy loft opens to three bedrooms and a main bathroom. The master suite features a generous walk-in closet and an ensuite bathroom, which continues the farmhouse theme with dark wood cabinets and a custom tile shower with bench seat and walls resembling birch bark.

The finished lower level includes a cozy recreation room, as well as a fourth bedroom and three-piece bathroom with shower. Ample storage space is built into this home in features such as storage benches in the mudroom and one bedroom, oversize closets and an expansive basement utility area.


DOMUS DEVELOPMENT

Building on the success of North Point Lofts, London’s first modern loft condominium project, Domus Developments is launching a second boutique condo community in the Masonville district.

North Point 2 will be a slightly smaller version of the adjacent original building, offering 43 suites on four floors, ranging from 920 to 1,600 square feet. A variety of layout options will be available for the one- and two-bedroom units, some include dens.

Aside from the smaller size, the second phase will look quite similar to the first, says project developer Mike Mescia. The exterior will be clad in commercial grade aluminum panelling and the setting, a bit further back from the road, is surrounded by trees, offering an additional degree of privacy.

The suites will feature 10-foot ceilings with full-height glass curtain walls and large glass balconies affording panoramic views of the city and the natural landscape that was once part of the Labatt family estate. Standard design elements include custom kitchens, quartz counters, LED pot lighting, wood or vinyl flooring, eight-foot doors and 11 finishes. Select units will have gas fireplaces.

Sales have started and construction is slated to begin this summer, with occupancy planned for late 2019 or early 2020.


GRAYSTONE HOMES

The concept that good things come in small packages may well apply to a new condominium neighbourhood planned for Southwest London.

The Eight at Warbler, a boutique condominium community that will include just eight custom homes, is being developed by Graystone Homes in Riverbend’s Warbler Woods, southeast of Oxford Street and Westdel Bourne. The homes will be one-floor, with the option of a loft and a minimum 2,000 square feet of living space. Each will be upscale and custom designed, with uniformity only in the exterior colours and materials – stone, stucco brick and shingles, says Graystone president Derek Anderson. They will be priced from the mid-$700s.

A premier feature of the community, Anderson says, is the location, with five of the lots backing onto a wooded, environmentally-sensitive area that will never be developed.

“That’s very attractive and what discerning purchasers are looking for in what is most likely their last home purchase,” he says.

As vacant land condominiums, the purchasers will own the home and assume title of the lot but will enjoy maintenance-free living, with monthly condo fees covering such outdoor tasks as grass-cutting, snow removal and irrigation. The ultimate “lock and leave” lifestyle.

Graystone is currently taking lot reservations while they work with potential clients on the designs. Occupancy is expected by fall of 2018.


WESTHAVEN HOMES

Westhaven Homes has opened its latest model in London’s Uplands North community. This neighbourhood, nestled amongst heritage lands in the local watershed, offers a natural habitat with protected forest areas and a trail system. Yet, it is close to the amenities in the city’s north end.

The two-storey model, approximately 2,700 square feet, has been professionally decorated by Sue Jory Interiors. It boasts an open-concept kitchen with floating shelving, an oversize quartz island and walk-in pantry. The main floor also includes a den, laundry and formal dining room.

On the upper level, accessed by an open staircase, a spacious hallway leads to four bedrooms. The master retreat features an ensuite bathroom with large walk-in closet. A second bedroom also includes an ensuite. A spacious lower level offers myriad possibilities for future development.

Features include cabinetry upgrades, Kohler plumbing products, nine-foot main-floor ceilings, a gas fireplace, and hardwood and tile flooring. The exterior is red brick, accented with keystones, large windows and transoms.

Westhaven will customize its floor plans or collaborate on new designs. The company is also building in The Avenue at Warbler Woods in West London and Upper Richmond Village in the north end.

A luxurious master retreat features a well-appointed ensuite bathroom and generous walk-in closet. The lower level includes an additional bedroom, a bathroom and exercise room as well as a media room and games room with wet bar.
